Why would we do the same thing that caused the problem in order to fix the problem?

 

 

The Poor automakers needed help.   So the government got involved in, not only a bailout, but also Cash for Clunkers.  Once again the government has saved the day, no?  I am sure, like me, you have seen all the empty Dealership lots.  Boy they sure did sell a lot of cars huh?  Good for them right?

Ummmm NO.  There were delays getting payment from the government out to the dealers.  It had a lot to do with clerical errors.  So now the Dealers sold their inventory, but do not have cash to buy replacements..  That is cannibalizing the market place.

Than ‘the experts’ started to realize, as some had warned previously, that all they did was push people who might be buying cars soon, into people who bought cars right now.  So now they have diminished the number of  buyers, that would have come, in future months  Cannibalizing their market place again.

So let’s recap.  They accelerated their buyers through the pipeline, at the expense of future business, and they have empty lots with no cars to sell to the few people that are still looking to buy.  Call me crazy, but that does not seem the best way to run a business.  Unless you are looking to run that business into the ground.

So what does this have to do with Real Estate?  While I am sure many of you have had the same thoughts, lets put it into words.  The market collapsed, Bank lending froze, and the markets teetered on the brink of Collapse.   The government had to act, is the concensus I am hearing, and find credence in.  Not just for the Business’s directly affected, not just for the USofA, but for the entire Global Economy.  Scary stuff, and maybe it is better to act on the side of caution and throw some cash at the problem.

But they just couldn’t stop there, could they.  And while everybody loves getting something for free, be careful what you wish for (see cash for clunkers above.)

They came up with the bright idea to accelerate the home buyers pipeline with a nifty 10% First Time Home-Buyers Tax Credit (max limit $8,000.)  YIPPIE, now people who could not previously afford to buy a home, CAN.  WOOHOOO

But wait a minute.  Didn’t we first get into this mess by lowering standards and giving loans to people who otherwise could not afford to buy that home?  Why would we do the same thing that caused the problem in order to fix the problem?  And now they want to extend & expand the program instead of letting it die.  

I wish that was all there was to it,  but it is not.   There are far more things afoot in the market place right now.

The inventory level of homes for sale has been declining for about a year, 20% in Hudson, Florida.  That’s a good sign right?  And the number of properties under contract has increased dramatically.  That’s a good thing too, right?  Solid indicators that we are bottoming out. 

NO IT IS NOT.  In normal times it is, but we are in anything but normal times.  The decline in inventory levels is just the quiet before the storm.  The number of solds can be attributed to, in part, to the increase of buyers spurred on by the FTHBTC of 10%.  The large number of homes under contrast, usually a dependable housing market indicator, is so large because of how long it takes to negotiate a Short Sale/ Pre-Foreclosure to closing.   The numbers of distressed properties under contract, in my market are typically 2, 3 or 4 times greater than the number of distressed properties that actually sell every month.

Wish that was all there was to it, BUT……

Rumors are that the banks are intentional keeping inventory off the market to artificially inflate prices.  The darkest of speculations puts the number at ~80%.  8 out of 10 homes in a banks portfolio may be sitting vacant and waiting to come on the market.   There are a lot of distressed properties on the market, at least here in the Tampa Area where unemployment is around 12% in some areas.  And to consider that only 20% of the banks inventory is actually on the market makes me shudder.

On top of that, Now we are beginning to see Strategic Defaults.  This is people who have made the conscious decision to walk away from a mortgage because their house is so far under water they can rebuild their credit rating long before the value of the home returns to the original purchase price.  And now some are beginning to speculate that 2010 will be remembered as the Year of Strategic Defaults, the likes of which we have yet to see.

So if you are buying a home because you think we are at the bottom, or because of the 10% FTHBTC, you might want to think twice, before you find yourself in the positions of the people now considering/doing strategic defaults.

EDIT 9/25:  What I neglected to mention, was my county - Pasco Florida and, if I am not mistaken St Petersburg as well -arranged it so the Tax Credit can be used for down payment to help spur on our crippled real estate market.  I know it is true in Pasco, St Pete is near, but out of my area, so I do not track it as closely.

Keeping It Real in a Buyer's Market - What Buyer's Market????

In real estate, we call a Buyer's market when there are too many homes for sale than buyers. The news media paint the doom and gloom markets all over the country and speak very much in generalization. The public watches the news and believe what they hear.

 

However, as we have always said, Real Estate is LOCAL. One state differs from another. One city. One neighborhood. One set of price range too. No doubt that under $300K here in the greater Frisco TX area are selling like HOT CAKES.

But the buyers are hearing that the economy is bad, and the houses are going into foreclosures. Buyers want to take advantage of these "attractive" pricing. They play How Low You Will Go with the Seller and they act as if they are doing a favor for the Seller for buying their house.

 

In my experience, I have never got involved in as many multiple offer negotiations as I have been since 2003. In fact, I'm getting pretty good at it (fighting multiple offers for buyers and writing back up contracts). It's almost something I always prepare my buyers for. The "talk" about multiple offer situations. Some who may not believe me finds it surprising. They will soon find out the hard way.

With our local economy, my buyers are learning the real truth about the housing market in the area: Don't play a fool about the house you like - especially it is packed with emotions to house your family. Whenever you didn't put your best foot forward, and rather test how low the Seller will go, you may lose the house you really like.

 

But please don't take my word for it.

BOTTOM LINE PEOPLE! It's happening even in a Buyer's market. What Buyer's Market???

Any Way to stop an Illegal Foreclosure? Read this Horror Story!!!! Sheriff due today.

It seems unfathomable to me that this can happen IN AMERICA.  It sickens me to  see this kind of Callousness by loan service providers, and the court system.  How can either judge NOT issue a TRO just so things can be sorted out.  This story should go viral so please feel free to re-blog, to twitter the Original Article whose link is below.  According to the Story the Sheriffs are on a training day today, so they eviction will not occur until tomorrow.  I would love it if this could be stopped.  It must be stopped.

"H. Vincent and Theresa Price have lived in their home in Alameda for 32 years.  It’s where they raised their children.  They had always planned to leave it as their legacy.  They’ve NEVER been late on a mortgage payment… to this day!  And they never wanted or asked for a loan modification.

R.I.P. Patrick Swayze Dies at 57

It is with much regret, that I post this blog.  Today Patrick Swayze died from Pancreatic Cancer.  His future had been in doubt for some time when he was diagnosed wtih Cancer.  But when it went to his liver, it appears he has little recourse.

 

Patrick Swayze was  an Iconic Actor who touched so many in so many ways, it is incalcuable.  May he rest in peace, and may his family and fans find comfort in all he accmplished in his life cut way too short

So I was just perusing this section on the Florida Association of Realtor's Website (FAR) in the Legal Center regarding How to File a Mortgage Complaint.  For no reason in particular, I was just getting to know the website better.  So far I am extremely satisfied with my network of  Mortgage & Insurance people that I refer business to.  And so far I have been very fortunate, in that those that I no longer do business with, it was not over legal or ethical issues.

And obviously with all the fraud among a small portion of Mortgage Brokers, as well as some of the shady 'Loan Modification Companies'  taking advantage of homeowners already under duress, there is definitely need for oversight, and regulation.  And the web site  gives the many offices you can contact, with a recomendation to submit all information and documents to:

But I must say it is not clear whether you have to submit original documents or copies.

It is my opinion that you should probably contact them prior to mailing,

Country Club Estates, Hudson, Florida

This small community of approximately 300 detached single family homes whose entrance is Located between the New WalMart Supercenter & Castriota Chevrolet on US-19 in Hudson, Florida.  This community, which had become a bit blighted in the beginning of the new Millennium, has seen a resurgence in the last couple of years.  The community has a  Civic Association that has gotten very involved in revitalizing the community.  Everybody is welcome to attend the monthly meetings, and if you want to actually join the Association it is only $10/year/person

Country Club Estates Civic Association Monthly meetingThe Civic Association has a monthly meeting on the first Monday of every month at 7:30 pm.  The clubhouse is located at the end of the main drag, which happens to be called...Country Club Dr

I credit the Board members for affecting alot of necessary change to improve the community back to the hay days when it was mainly a well kept, modest, snow birds paradise community.  They have been aggressive in getting Code Enforcement into the community to get everybody up to code which was not popular with some.   But it was very necessary to maintain a nice community.  They have even caught flack for the code enforcement, even though it is a county issue, not a community issue.  Under County codes one needs to keep yards maintained, no commerical vehicles, and boats or trailers may not be stored in front of the house.

So now, with the help of the Board, Country Club Estates has become a Neighborhood watch area.  They have gotten the Mounted Patrol to come in every once in a while, and what child is not thrilled to see horses trotting through the community.  In the same vein as "It takes a village" they now have a golf cart, as well as a pickup truck, that does late night community patrols to make sure there are no problems.

Country Club Estates Bingo SignIn order to keep the kids out of trouble, they have updated the clubhouse to have a movie night, and other activities, the schedule for which can be viewed on the Country Club Estates Civic Associations Calendar.  They fixed up the Basketball net, and for the more experienced residents there is Bingo and shuffleboard courts.  They are also willing to entertain any idea you may have to improve the community.  They have really gotten pro-active in improving this Hudson, Florida Community

 

 

 

 

 

 

 

Now if a community on the come back that you can be proud to be apart of and help make one of the best little communities in Pasco County, than I suggest you look into purchasing a home in Country Club EstatesIt has been many years since homes have been so affordable.   Here is the current inventory of homes in the Community.

Regulations prevent me from posting possible mortgage amounts for these homes as a general range, so i recommend you use a mortgage calculator to see how much cheaper than renting a $40-50k home can be purchased for.  And remember the First Time Home Buyers Tax Credit is not an $8,000 tax credit.  It is a 10% tax credit on the purchase price, up to $8,000

 

So there it is.  A community aggressively making improvements on a daily basis.  A board who is willing to consider, and figure out ways to implement, any idea that will benefit the community.  And finally Prices that are incredibly affordable.  So do yourself a favor, if you are currently renting, or thinking making a purchase, Country Club Estates in Hudson, Florida is a great oppurtunity at a great value.  The Florida Lifestyle is more affordable than it has been in years.  See if it is for you by stopping by and touring the community.

If you are looking for great deals in Real Estate, than the Distressed Real Estate Market would be a good place to start.  Prices have collapsed in the West Pasco Real Estate Market.  This Hudson, Florida Realtor has been shocked at some of the price declines.  One subdivision that has been a Farming Area is Country Club Estates.  It went from $45k to $133k at the peak, to $45k again.  A triple to a zero net gain in but a couple of years.

So if you are looking for investments under $50/sqft, Hudson & West Pasco, Florida are places this Hudson, Florida Realtor would suggest looking.

I was a bit astonished when i pulled the market report for Beacon Woods.  You see 85 homes for sale in a community of 2100+ homes just seems a bit low.  I guess it is a testament to the great community that it is with very active resident involvement.  Just review what their Community Association does and you will get the idea.  With 11 houses sold in August 2009, and only 85 homes for sale, there is only a 10 month inventory on the market, which is much better than its surrounding areas.  I have found this to be a very enlightening Real Estate Market Report

Beacon Woods, Hudson, Florida Real Estate Market Report

Back when Wal-mart made its intentions known, that it would like to build its latest Supercenter at one of the entrances to the community, well alot of people were up in arms.  So much so that the Civic Association hired an attorney to fight its development.  In the end though, Walmart won, but not without a few concessions to address concerns about increased traffic into the community.  In all Beacon Woods is a Thriving 18 hole Championship Golf Community with many subdivisions within the greater Beacon Woods, with all the amenities available for all wants and needs.  If an active community is what you are looking for, it is what you will find in Beacon Woods.  Their monthly newsletter is more like a magazine, and there is something to do everyday, without ever leaving where you call home.

Lastly I would like to add, if you have not already noticed at the Civic Associations webpage, Beacon Woods is actually in Bayonet Point, Florida.
