PFC Ehren Murburg's Family needs your Help this Memorial Day Weekend

I am asking everyone who reads this to re-blog, copy/paste or contact their local representative to put pressure on the U.S. Army.  This is a local hot topic that needs to go National & viral so it never happens again.

When sons & daughters, brothers & sisters, enter the military, everybody knows it is a possibility that they will pay the ultimate price in service of their country.  When it happens the family deserves to know how it happened.  Sometimes when a soldier dies in theater it is not possible to determine exactly what happened.  But PFC Ehren Murburg died during training to become a Green Beret at Fort Bragg in North Carolina.

MyFox13 in Tampa has been putting pressure on the military doing an investigative piece.  

The military had the audacity to attribute his death to a snake bite during a training exercise.  Tragic, but accidents happen right?  However there is a lack of photographic evidence of the snakebite on his hand. SOP for an autopsy, right?  But there are actually pictures of the snake, and pics of its death. WTF? SERIOUSLY?

a snake bite would not have disabled PFC Ehren Murburg so quickly that he could not activate his Emergency GPS distress beacon.   There are many unanswered questions.

After this was brought to light, the cause of death was CHANGED to UNDETERMINED! Seriously?

His families US Representative Congressman C.W. Bill Young is pushing hard, but could use some help getting to the truth

Was this a Tragic Accident? Was it a cover up?  Was it CYA for failures higher up the chain?  Presently nobody knows, but from currently available reports, the original and now edited death record does not pass the smell test.  The family of a patriot deserves better.  They deserve the truth.

Please rally support for this cause in the spirit of this Memorial Day Weekend.

Calculating Absorption Rate Pricing

Calculating Absorption Rate Pricing

Seller AwarenessAbsorption rate pricing is a method used to calculate the value of your home based on the principles of supply and demand.  Because appraisers are now required to use Absorption Rate Pricing to determine your home’s value, it is critical that you understand how the process works.

There are only a certain number of homes that will sell in any market in any given period of time.  For example, if 12 homes sold in the last 12 months in a given market, that means that the market will absorb 1 house per month on average.  If there are 10 homes currently on the market, there is a 10 month supply. 

· A 6-month supply is considered a balanced market

· Less than 6-month supply is considered a sellers market

· More than a 6-month supply is considered a buyers market.

 

To calculate Absorption rate, your Realtor® /appraiser will do the following:

1. Conduct a search for homes sold in the past 3, 6 and 12 month period, which are similar to your home based upon: 

  • Calculating home valueslocation
  • condition
  • size
  • features
  • amenities 
  • price     

 From these numbers, the average sales per month will be calculated.  This reflects the demand in the market.

2. Then, they will conduct a search for all active listings of homes on the market for sale which are similar to your home in: location, condition, size, features, amenities and price. 

3. The monthly supply of homes on the market will then be calculated, resulting in the average number of home sales per month.

Comparing apples to oranges4. In addition, you will need to rank your home compared to the competition in the categories of:  location, condition, size, features and amenities.  This analysis will help determine the best asking price.  If you're in doubt, visit the competitive active listings to see that your home is positioned to sell within the timeframe you've allowed.

5. Based upon the positioning of your home versus the competition's position and the monthly supply on the market, your Realtor® will be able to calculate the odds of selling your home in 30, 60 or 90 days.

What is my online exposure? How will you market my Listing?

Did you know that the National Association of Realtors found that ~80% of home buyers begin their home search online.  Well as a result of that I have leveraged my online exposure alot.  Obviously I have a Blog, which you are currently reading.

 

 

And than there is this little known website callled Point2Agent or the consumer face of it Point2Homes.  Now it is not so much the site I like, but what it does.  It is called syndication & virtual tours.  For just $20/month  every listing I add to this site gets syndicated to many other sites.  How many other sites you may ask?

on top of all that added exposure they automatically generate a virtual tour, both branded and unbranded that I can use here, on my websites, in the MLS.....

Great little site for only $20/month.  Some agents are wasting $50 per virtual tour.  So here it is

TJ Maxx comes to Gulfview Square Mall in Port Richey, Florida

It is scheduled to Open May 20th 2010.

TJ Maxx

It is located in the front of the Mall adjacent to Best Buy, in the location formerly occupied by Bed, Bath & Beyond.

It is good to see a major retailer opening up, instead of closing down, these days.  And I wish them luck.  And I will probably be in there opening weekend

Don't run this Red Light at the Wal-Mart in Port Richey

while there is no real reason to run a red they now have made the intersection of Ridge & US-19 the last place to run a red light in Port Richey.

While the State of Florida is in the midst of passing legislation regarding camera enforcement, it looks like Port Richey has jumped the gun
