As you can see in the graph below, we are seeing a little bit of an uptick in prices (black line), however the overall trend is to the downside.  This uptick is most likely a few extra highend homes sold.  On top of that there is usually a surge as families relocate in summer before the new school year starts

Winners NEVER Cheat ~ It really is that simple

So I had the pleasure of watching Mr. Jon Huntsman Jr. yesterday.  

First a little background, before I get to why I am blogging about him.

A great man who came from humble beginnings, his house had a dirt floor and was made of cardboard.  Another great man saw something in the child, and as a result gave him a scholarship to the Wharton School of Business.

After a stint in the Navy he wanted to start a chemical company, but had no money.  So instead he invented something to make money so he could start the company.   That invention was K-Tel.  You remember those record albums?   Yup, that was his.  Eventually he got the money he needed to start his  Chemical Co.

Every now and again, during tougher times,  he would sell about 40% of his company only to buy it back later.  One time he struck a deal, with a handshake with Great Lakes Chemical to buy a $54 Million stake in his company.  But it took the lawyers 6 months to draft the contract.  In that time, the stake they were buying raised by $200 Million.  The buyer suggest they split it at $125 Million as a result.  Now this is where most people fail.

Jon Huntsman Jr. looked the buyer in the eye and said "I gave you my word and shook your hand at $54 Million.  Nothing that has changed since matters, that is the deal"  So Great Lakes bought a $250 Million stake in Huntsman Chemical for only $54 Million.

How much better a place would we be living in, if everyone acted the same

 

EDIT:   I forgot to mention, Jon Huntsman Jr. is a Billionaire, who long before Buffet/Gates movement has pledged to die penniless.  He invented the egg carton, big mac clam shell container, and so many many more things.   What he did was create something that is used in many many products.

Golden Acres is an acreage subdivision just minutes from Gulfview Mall, Hudson Beach, Green Key Park and of course Starkey Park among many other amenities.

It is actually unbelievable that some of the listings are under $100,000.

Just a few years ago you could not get into Golden Acres Estates for less than $300,000

FYI - price ranges are determined by 50 property limit/file. Average cost of a home in New Port Richey has been in a declining trend for a couple years now to well under $200,000

Well unfortunately Inventory levels are increasing by over 100 units to almost 2900 Single Family homes for sale compared to July.  Although another key metric of the market is Solds, which is up as well over July 2010.  Unfortunately it is up only 8%.  We were expecting a lull in the business in July because of all the closings pushed into June to get the Tax Credit.

Same story as usual in the Distressed Market Report.  Approxiamately 1/3rd of Actives are distressed, over 2/3rds of houses under contract are distressed and the majority of houses that make it to closing are NOT distressed

We currntly have housing available from $10,000 up to $3.85 million.  The cheapest home sold went for only $19,900.  And it also shows there are some incredible bargains, if you are willing to put some work into it.  I am pretty sure a house selling for less than $16 per square foot.

Quite a variety of housing eh? I see 600 Days on market, 750 Days on market AND 1269 Days on Market. And yet the average Days on Market for Sold Houses is, and has for some time, been ~90 days on the market or just about 3 months.

If you want to sell a house your listing has to be IN the market, not just ON the market

Urban Farming by Will Allen AMAZING MAN

Short of it, he started by deciding to create a year round farm right near the projects on the North side of Milwaukee WISCONSIN.  Wait WHAT??? year round farming in the projects of Wisconsin???

As the son of a Share Cropper Will Allen had farming knowledge and as with most projects there is no access to quality or organic food, and there is usually a much higher unemployment rate.   He was able to get this off the ground based on the fact that healthy food makes healthy communities.  Kids with jobs are less like to turn to crime.  So he is providing a benefit to the community by providing year round quality Organic food, He is providing jobs to the jobless, and he is probably lowering the crime rate, which of course improves the community, so he basically created a repeating cycle where everyone benefits

What I found most amazing is he uses a big fish tank to grow hydroponics.  Basically the fish waste is nutrient rich.   He pumps the water to the top of a 3 tier garden.  they plant bed is on gravel which allows the plants to take the nutrients from the water.  The water runs from one end to the other and than drops down a drain into the 2nd tier garden and than again to the ground floor, from which it is pumped back into the fish tank.

so he has tripled production in his green houses by using tiers.  He uses composte on the inside and outside walls of the greenhouses to keep them warm and working year round.

Best news of it all his non-profit is starting to spread with numerous projects around the county

Four months inventory, not too bad.  Actually pretty darn good for Home sales in Pasco County.  Some would attribute this to the fact that River Ridge is highly sought after with buyers, especially families.  River Ridge is the only school district in New Port Richey that I have had the most requests for.

I am surprised at the higher ratios of distressed properties on the market in River Ridge, New Port Richey.  And yet despite that they are closing.  With one of the lowest inventory levels in Pasco County, based on months of inventory, I think this speaks volumes to the quality of owners in the community.

Average days on Market (DOM) for Homes For Sale in River Ridge is ~4 months.  Yet when priced right you will see that the average DOM for homes under contract is 2 months or less.  And the average days on market for Homes that sold in June 2010 in River Ridge New Port Richey was on the market for an average of 63 days.  So if your house is languishing on the market, among other issues, you might want to revisit the list price
