Hudson, Florida Real Estate Market Report

Compared to last month when 511 Single Family Homes were on the market, Once again we are seeing a decrease in the Market Inventory levels

However, coincidentally the number of homes under contract remains constant at 103.  Although the number of homes remained the same, the number of Distressed homes is basically 50%

The number of sold houses remained about the same with 37 sold this month, as compared to 38 in the previous month

So Inventory levels are dropping, that is a good thing  And since the number of homes under contract as well as sold remains constant, the market is struggling to find its footing.  However it is still 13 months Inventory on the Market for Sale which is still high

26.7% of the Active market in Hudson are Distressed properties in some stage of Foreclosure

But it jumps to a full 50% when it comes to Single Family Residences under Contract

And it is just over 50% for Single Family homes that Sold in the month of September

 

They have been saying investors are the ones scooping up alot of inventory at ridiculous prices.  As the first picture of statistics shows, you can purchase property here for as low as $20,000.  There are plenty of investors that have that kind of cash lying around.  But with the 10% First Time Home-Buyers Tax Credit about to expire, it also makes a tremendous amount of sense for those who qualify, because homes can be purchased for less than they are currently renting for, for the most part.
