What Active Adult Communities are the Buyers Going to in West Pasco, County Florida in 2010?

Yup it is that time of year again.  What time you ask?  After today most Schools out for the Summer in Pasco County.  This is the time when you have to be extra attentive when driving.  Slow down in subdivisions as you never know when a kid will put his life in danger because, well, (s)he is a kid.  One of my pet peeves.....just because the speed limit is 30mph does not mean you HAVE TO drive 30mph especially when you can see children.    

Just yesterday as I was stopping by my mothers house to check in on her 3 middle school kids were walking in the northbound lane.  mind you this is one of the rare places in Pasco County where there actually are sidewalks.  We do not see to many of them down here.  But I digress.  

As a result of the kids being in my lane I went into the southbound lane of this quiet subdivision street.  Sure enough as soon as I get close to the kids, the dopey one on the left, dodging an dead arm punch, jumps right in front of my car.  Not sure which I hit first but my brakes and horn did not fail me that day thankfully.  How does the kid react?  

He gives me the finger, proving yet again youth is wasted on the young, but he did dodge a Darwin award.... for now

I think I am really starting to get a feel for this and improving the quality. For instance due to the holiday weekend I am taking pictures from inside my car because there was NO PARKING. I am in 'cut through' in the middle of a parking lot 'loop' It is packed, but that is because of Sam's Waterfront Restaurant & Bar & Tiki Hut. There are maybe a couple dozen people on the beach, and you will see 2 with impeccable timing and just happen to step right in front in my line of sight, just as my timer counted down to snap the photo

I hope you enjoyed the Sunset as this is something most people 'on the East Coast of America' rarely get to see in person. I believe that is one of the attractive features of living in the Tampa Region. Take time for the simple things folks, its a great way to end a day

West Pasco Board of Realtors annual School Drive begins May 19th @ 11:45

Our Affiliate Committee, in conjunction with Big Brothers Big Sisters, is starting their annual School Drive.  Listed below are the items students need. If you would like to donate any of these items, please bring them with you to our General Membership Luncheon on Wednesday, May 19^th at 11:45am. There are drop off boxes in the back hall. The drive will continue throughout the Summer.

TJ Maxx comes to Gulfview Square Mall in Port Richey, Florida

It is scheduled to Open May 20th 2010.

It is located in the front of the Mall adjacent to Best Buy, in the location formerly occupied by Bed, Bath & Beyond.

It is good to see a major retailer opening up, instead of closing down, these days.  And I wish them luck.  And I will probably be in there opening weekend

New Port Richey, Florida is the Sister City of Cavalaire sur Mer, France

Like New Port Richey, Florida  Cavalaire sur Mer, France is a coastal city.  They both are renowned for their water activities

This stands on Main St. between US -19 (the main corridor) and the Pithlachascotee River on an island in the middle of the Street.

Hickory Hammock became New Port Richey, Florida  in 1915.

Cavalaire sur Mer, France has a much longer history in the French Riviera.  Of historic note, it was the landing site in WW II when the Allies were trying to take back France in Operation Dragoon

Where as New Port Richey, Florida  has over 25,000 residents, Cavalaire sur Mer, France has less than 7,000 permanent residents.

Great thing about Gulf Harbors in New Port Richey, FL is almost every home is Sailboat ready.  There are a few houses where you need a canoe because the water is too shallow, Rudder Way is a good example.  Than you have other canals that you have to lay down in your canoe to get under the bridge(s).  However, for the most part, the homes have deep water direct sail boat gulf access.

 

 

 

 

 

 

 

Now that we have disclosed the few 'bads' lets focus on the positives of Gulf Harbors in New Port Richey, FL.  The majority of homes have deep water direct access to the gulf.  The farthest west homes were purchased over the last decade, or so, as Knock-Downs.  By knock-downs I mean an existing house is bought solely for the purpose of being knocked down to build a new stilt home.  That is what most of the gulf front homes & adjacent streets are like.

 

 

 

 

 

 

Next positive?   The community has its Own PRIVATE BEACH.  That's right Gulf Harbors in New Port Richey, FL has its own Private Beach for your enjoyment as a resident.  Another feature of the community is that it has 2 launches.  There are numerous residents that have a key to the ramps, so as to insure that somebody will be available when you need access to launch or pull your craft.

Do you want maintenance free living?  Well Gulf Harbors of New Port Richey, FL also has Condos as well as a new construction attached villa's at the entrance of the subdivision.
