July's West Pasco Real Estate Market Snapshot by a Hudson Florida Realtor

For the month of June 291 Units were sold.  There are currently 852 properties under Contract and a total of 3575 Active Listings.  Prices ranged from $15,000 to $2,195,000, quite the broad county we have. 

Of the 3575 Active Listings 786 were in some stage of foreclosure (22% of the market)

of the 852 properties under Contract, 425 of them are were in some stage of foreclosure (50% of the market)

But what really tells the tale is the sold properties.  Of the 291 sold units 91 were in some stage of foreclosure (31%).   Appears the inability of most to get Jumbo Loans is having an affect on the High end Market.  And with them getting set to reset by years end, we could start seeing some pricing collapses
