TJ Maxx comes to Gulfview Square Mall in Port Richey, Florida

It is scheduled to Open May 20th 2010.

TJ Maxx

It is located in the front of the Mall adjacent to Best Buy, in the location formerly occupied by Bed, Bath & Beyond.

It is good to see a major retailer opening up, instead of closing down, these days.  And I wish them luck.  And I will probably be in there opening weekend

Don't run this Red Light at the Wal-Mart in Port Richey

while there is no real reason to run a red they now have made the intersection of Ridge & US-19 the last place to run a red light in Port Richey.

While the State of Florida is in the midst of passing legislation regarding camera enforcement, it looks like Port Richey has jumped the gun

I must admit, I saw the spectacular image while heading home.  What might surprise you is that I took the picture from my car traveling at 50 miles per hour.  Yet you have the imagery created by the illusion created by the clouds as well as the refelectve light.  This picture was shortly before sunset, but who really cares as it is spectacular on its fact, and is meant for your enjoyment.  All rights reserved

Well First thing that grabbed my attention was that once again the Sold Price to List Price ratio (SP/LP) is 93% again.  Another thing you will notice is how low the average list price and sale price is.  This has the most to do with the fact that Port Richey have Very Little Waterfront Gulf Access properties to perk up the housing prices. On top of that, most of the properties are actually just in Pasco County as opposed to in Port Richey.  The town of Port Richey is for the most part the commercial area's on US-19 & Ridge Road.

I think you will be very surprised to see the dramatic drop in prices year over year.

In 2008 the average List Price was $96,000 but that dropped to $75,000 in 2009 (a 21% drop)

Whereas average Sold Prices dropped from $89,522 in 2008 to $69,914 in 2009 (a 22% drop)

The Big Picture turn around as far as Port Richey Florida is concerned is the 14% increase in sales from 2008 to 2009.  So unlike Hudson Florida's Annual Market Report,

Any creative ways to Sell this Condo?

The rules recently changed and one needs 30% down to buy a condo.   Now if you have $15k are you really looking at $50k condo's?  As nice as this unit is, I think only a cash buyeer wwould be interested.  Any suggestions????  Sellers rode it all the way down as the market collapsed and just want to get rid of the overhead costs.  They know they are going to lose money

it's a nice all ages community with ~65 units right next to the counties only mall.  Place used to be a gold mine for me.  I cant give the frigging thing away.  My client even looked into donating the property to Habitat for Humanity. AAAAAAAARRRRRRRRRRRGGGGGGGGGGHHHHHHHHH
